Finding a responsible and upright tenant for a rental property is not an easy undertaking. Property owners have to be careful in choosing the good tenants. As a rental property investor, you would not want your tenants to increase the ?wear and tear? in your home. Also, you would not want to rent your house to occupants who do not have the capability to play the rent or have bad home renting history. ?


Here is the step by step process on how to find a good tenant:
1.? Allow the applicants to fill out an application form. The form must include basic information about the applicant like full name, current address and social number. Also, include questions in the form about their previous renting experience, their current landlord?s name and the reason why they have decided to relocate or move in another home.

Don?t forget to ask them about their job or business, make sure that the applicant really does have the capacity to pay for the monthly rent. After they have completed the form let them sign it to authenticate all the information that have included in that form. ?
2. Once you already have the basic information that you need from your prospect tenant you may start finding more information about the applicants. Using your trusted search engine, you may search their names on the internet. These days, most people are participating in social networking sites, blogs and websites where you can find a lot of things that will help you identify their personality and character. This is a simple yet a great step in selecting the good tenants from the delinquent ones. In case, you failed to find any information about the applicant, simply skip this phase and move on to the next step.
3. Conduct a background check on each candidate. If you are not confident that you can execute a background check well, you can seek for the help of background checking services. But if you have the appropriate knowledge and luxury of time to scrutinize the profile of your applicant you can begin by calling the local police department or court system where the applicant currently live.? ?
4. After performing the background check on each prospect you also have to take a peek on their financial background. Ask them to give you a copy of their credit report. This will help you see how they handle their debts and if they had a good credit history. ?
5. Make and in depth research on the applicants? personality to know whether they really fit to be your tenant. You can also talk to their previous landlord about their experience with your applicant. ?
6. Lastly, make certain that you meet them individually for a face-to-face interview. You can do this in the guise of showing them in the property. Take advantage of that time to get to know them better. You can also starting asking them questions about why they have decided to move in another rental home and about their past home renting experience.
